Hopefully you are enjoying this relatively mellow Summer weather we’ve been having in San Diego if you are currently in town.

Many of our friends, clients, and followers are traveling and have been tagging us on social media with their architectural photography from around the world. Please feel free to send / tag us in your favorite design or architecture related photographs anytime so that we can share with our database.

The real estate market in general has slowed down a bit, but it is very price and neighborhood specific, and each micro-market is different. Rates have gone up but we are already starting to see them stabilize and even drop a few points. We are seeing a new trend of people choosing to shift from the 30-year fixed program to the 10-year arm option, which has traditionally been a strong program and comes with a lower rate. If you ever have questions regarding home financing, we will happily put you in touch with one of our preferred lenders anytime; they are local and numbers savvy.

Unique properties definitely continue to be in their own micro-market, as people still (and we think some will always) want to experience living in spaces that are designed well. We are still seeing multiple offers on designer properties, although terms are becoming more flexible.

There are some incredible homes on the market today, and as always we have curated a list of some of our favorites. This edition features an Agents of Architecture exclusive; an incredible Streamline Moderne in Lemon Grove that has a very photo worthy vintage tile bathroom. Other current favorites include a Spanish Colonial Revival Estate by Richard Requa, a modern design by local architect Sebastian Mariscal, and a townhome by Jonathan Segal in Downtown’s Marina District.

1938-41 Streamline Moderne ‘The Walter Church Residence’ by builder, Reuben C. Haas - Lemon Grove

Walter Church, a local celebrity, bought the property on May 7, 1940 and construction was completed by February 18, 1941. Church’s mansion and estate was originally conceived as a 20-acre ranch of orange groves and horse stables.

Emerging in the 1930s, Streamline Moderne architecture took cues from the elegant curves and horizontal lines of airplanes, locomotives, ships and product design of the period.

The first of three creations by Mariscal to receive the prestigious Record House designation by Architectural Record.
